What selling in Kansas City is actually like
Two states, one metro. Buyers move freely across the line and search without any regard for it, so a site that only covers one side is invisible for half the searches its owner cares about. This is the single biggest technical difference between building here and building anywhere else on this list.
The suburbs carry the search volume. Overland Park, Leawood, Prairie Village, Olathe and Lee's Summit each behave like their own market, and school district boundaries drive an unusual share of the questions buyers ask.
Price points across the metro vary enormously within short distances, which makes generic city-level content close to useless. A Brookside buyer and an Olathe buyer share a metro and nothing else.
What ranking here actually takes
Covering both sides of the line properly, and then going suburb by suburb. Most agent sites here quietly cover one state well and the other badly, which costs them every search on the wrong side of State Line Road. After that it is the same work as anywhere: real pages for Overland Park, Leawood, Prairie Village and the rest, written by someone who knows why a buyer would pick one over the other. School district content pulls unusually hard in this metro.

Yes, on both sides of the state line. We have a regional office in the metro and Tom Staats and Jennifer Fallon & Associates are both our sites. Pricing is the same as everywhere: $495 to build plus $89 a month on Launch, or $795 plus $129 on Growth.
Can my site show listings in both Kansas and Missouri?
Yes, and in this metro it usually should. The Growth plan includes up to two MLS feeds, which is what most agents working the whole metro need. If your situation needs more, we quote it rather than telling you it is not possible.
