What selling in Sarasota is actually like
A seasonal market with a buyer pool that is substantially out of state, which changes what a website has to do. A lot of your traffic is researching from Ohio in February, months before they ever stand in a driveway. The site is doing the showing.
Waterfront, condo and deed-restricted community inventory each come with their own questions — flood zones, milestone inspections, reserve studies, HOA and CDD fees. Buyers arrive already anxious about them and the sites that answer plainly get the call.
The Sarasota–Manatee line runs through the middle of how people actually search. Lakewood Ranch alone spans two counties, and buyers do not know or care which side they are looking at.
What ranking here actually takes
Two things, and neither is the homepage. First, community pages that answer the questions an out-of-state buyer is actually typing at 11pm — what a CDD fee is, whether a condo has passed its milestone inspection, what flood zone X really means for insurance. Second, pages that treat the keys, the mainland and Lakewood Ranch as the separate markets they are, because a buyer searching "Siesta Key condos" and one searching "Lakewood Ranch new construction" are not the same person and a single generic Sarasota page serves neither.
