Buying in Hawaii: what to know

No buyer’s taxes

Hawaii has no buyer-paid conveyance or mortgage tax. The buyer’s share of title and escrow costs is set by the contract.

Conveyance tax

Hawaii’s conveyance tax is paid by the seller, and each tier’s rate applies to the entire price: 0.1% under $600,000, 0.2% from $600,000, 0.3% from $1 million, 0.5% from $2 million, 0.7% from $4 million, 0.9% from $6 million and 1% from $10 million. So a $999,000 sale pays $1,998 and a $1,000,000 sale pays $3,000. A condo or single-family home sold to a buyer who isn’t eligible for a county homeowner’s exemption pays a higher schedule, from 0.15% up to 1.25%.

Title insurance

Owner’s title costs are commonly split in Hawaii, often described as 60% seller and 40% buyer for standard coverage, with the buyer paying for any extended coverage. The purchase contract sets the split.

Who runs the closing

Escrow companies close Hawaii sales. An attorney isn’t required.

Property taxes and escrow

Hawaii county taxes run July 1 to June 30, paid in two halves due August 20 and February 20. Each half is paid early in the period it covers, so the seller is often credited for the prepaid remainder at closing.

Local differences

Nonresident sellers may have income tax withheld at closing under HARPTA. It is a prepayment of Hawaii income tax, not an added cost. A 2026 bill to move the conveyance tax to marginal rates did not pass and may return in 2027.
