Selling in Arizona: what to know

Affidavit fee

Arizona has no real estate transfer tax based on price. The county recorder collects a $2 fee with the Affidavit of Property Value that accompanies the deed, and it is usually just part of escrow charges. Since 2008 the Arizona Constitution has barred any new state or local tax on real property transfers.

Title insurance

By Arizona custom the seller pays for the standard owner’s policy, and the buyer pays for any upgrade to an extended or homeowner’s policy plus the lender’s policy. Escrow fees are commonly split. Confirm the split in your purchase contract.

Who runs the closing

Escrow companies close Arizona sales. An attorney isn’t required.

Property taxes

Arizona taxes are billed for the calendar year and paid in arrears in two halves: the first is due October 1 (delinquent after November 1) and the second March 1 of the next year (delinquent after May 1). At closing the seller usually credits the buyer for the unpaid part of the year.
