The calculator opens on $345,000, about the median value of an owner-occupied home in Georgia ($343,300, 2024 Census estimate), with a $175,000 mortgage payoff as an example. Commissions are whatever the seller agrees, so they’re left out here.

Selling in Georgia: what to know

Real estate transfer tax

Georgia’s transfer tax is $1 for the first $1,000 of the price and 10 cents for each $100 after that, or 0.1%, so $400 on a $400,000 sale. Georgia’s Department of Revenue puts it on the seller, though contracts sometimes shift it to the buyer. It is paid before recording using Form PT-61, and there are no county or city transfer taxes.

Title insurance

The buyer customarily pays for the owner’s policy in Georgia. Confirm with your closing attorney.

Who runs the closing

Georgia requires an attorney: the Georgia Supreme Court holds that a non-lawyer conducting a residential closing is practicing law without a license. The closing attorney is usually engaged by the lender or buyer.

Property taxes

Georgia taxes the calendar year based on who owns the property on January 1. Bills usually go out in late summer or fall and are due by December 20 unless the county sets an earlier date or installments. At a mid-year closing the year is usually unpaid, so the seller credits the buyer from January 1 to closing.

Selling in Georgia: questions

Who pays transfer tax in Georgia?

Georgia’s Department of Revenue makes the seller liable for the 0.1% transfer tax, though a contract can shift it to the buyer. On a $400,000 sale it is $400.

Does Georgia require an attorney at closing?

Yes. Under Georgia Supreme Court precedent a residential closing must be conducted by a Georgia attorney, usually one engaged by the lender or buyer.

How are property taxes prorated when selling in Georgia?

Georgia property taxes are billed late in the year and due by December 20 in most counties, so at a mid-year closing the seller credits the buyer for January 1 through closing.

How much are seller closing costs in Georgia?

Leaving out commissions, which are whatever the seller agrees, and the loan payoff, a Georgia seller’s costs on a $345,000 sale come to about $5,140 with the calculator’s estimates and a December 5, 2026 closing: settlement or escrow fee $600, closing attorney $900, recording and release fees $100, real estate transfer tax $345, property taxes (prorated) $3,195.
