Buying in Missouri: what to know

No buyer’s taxes

Missouri has no buyer-paid transfer or mortgage tax. Buyers pay recording fees only.

No state transfer tax

Missouri has no state or local real estate transfer tax. Since 2010 the Missouri Constitution has barred the state and local governments from imposing any new tax on the sale or transfer of real estate, so only flat recording fees apply.

Title insurance

Missouri’s Department of Commerce and Insurance says the seller often pays for the owner’s policy and the buyer pays for the lender’s, and suggests asking your agent what is usual locally. Practice may differ in some metro counties. The owner’s policy isn’t required.

Who runs the closing

Title companies acting as settlement agents typically close Missouri sales. An attorney isn’t required.

Property taxes and escrow

Missouri taxes the calendar year based on ownership January 1. Bills go out in the fall and are due by December 31. At closing the seller credits the buyer from January 1 to closing, usually based on the prior year’s bill.
