Buying in Oklahoma: what to know

Taxes buyers pay

Oklahoma charges a mortgage tax of $0.10 per $100 (0.1%) on loans of five years or more, lower for shorter terms, plus a $10 county certification fee. The borrower usually pays it: $320 plus the fee on a $320,000 loan.

Documentary stamp tax

Oklahoma’s documentary stamp tax is $0.75 per $500 (0.15%), rounded up to the next $500, on the price minus the value of any lien that remains on the property. The law places it on the person who signs the deed or benefits from it, and by custom the seller pays.

Title insurance

The Oklahoma seller traditionally furnishes the abstract or title evidence, and the owner’s policy premium is allocated by contract and local custom. Confirm with your title company.

Who runs the closing

Title companies close Oklahoma sales. Attorney title opinions based on abstracts are still used in some areas.

Property taxes and escrow

Oklahoma generally bills the calendar year in the fall, due by December 31 or in halves by December 31 and March 31, so taxes are paid in arrears and the seller credits the buyer.
