Real estate transfer tax

Maine’s transfer tax is $2.20 per $500 of value (0.44%), split by law half to the seller and half to the buyer. For transfers on or after November 1, 2025, the part of the value above $1 million is taxed at 1.2% in total, also split equally. There are no county or town transfer taxes.

Title insurance

The owner’s policy is optional in Maine, and the buyer customarily chooses and pays for it.

Who runs the closing

Residential closings and title examinations in Maine are commonly handled by attorneys, and many title agents are law firms. It is customary rather than required.

Property taxes

Maine property tax is set by each town. Ownership status is fixed each April 1, and towns set their own fiscal years and due dates; many run July to June. Unless the parties agree otherwise, taxes are prorated over the town’s fiscal year, so whether the seller has prepaid depends on the town.

Selling in Maine: questions

Both sides. Maine law splits the 0.44% transfer tax equally, so the seller pays 0.22% of the price, or $880 on a $400,000 sale.

How are property taxes prorated in Maine?

Over the town’s fiscal year, unless the parties agree otherwise. Each Maine town sets its own due dates, so the seller may owe a credit or receive one.
